Update: 400 Divisadero Development

During our Evening with Supervisor Preston event back in early October, the topic of housing in the neighborhood came up. One of our members asked what was up with the 400 Divisadero development planned for the site of the Shell Gas Station at Oak and Divisadero.

We caught up with equity partner, David Kriozere to find out what the latest status of the project is and here is what he had to report. 

"Like many newly planned development communities, 400 Divisadero is experiencing continuing delays due to COVID. These are the result of a two-fold challenge.

First, costs of construction have increased. This is due to shortages of materials as production and transportation have been disrupted by the pandemic.  

Second, the pandemic accelerated trends toward remote work and closed most colleges. Rents contracted as no new workers or students moved to the City.

This unprecedented disclocation has affected the timing of 400 Divisadero. Our Development Team remains focused as we await the recovery. 

There is also a possibility of the Touchless Car Wash closing, as the owners enjoy their planned retirement after decades of service to the neighborhood. This could mean a gap between Touchless closing and 400 Divisadero starting.

If this happens we have the opportunity to collaborate through ArtTrailSF to address this possible interim vacancy. Let us explore working together to activate the site through public art if needed.
